This one hour seminar will provide a general roadmap to Associations and board members on how to respond to and defend claims. Topics to be addressed will include:

1) Practical application of the use of email by boards/manager in discussing association
business under the new law – Civil Code 1363.05 amended January 2012

2) Definition of common area as to association/owner maintenance responsibility – including
2011 Dover Village case

3) Who is an owner of a unit when it’s a corporation, trust (trustee, beneficiary) or other
entity? What can an association do to require a designee.

4) Can/should the HOA managing agent act as rental agent on an owner’s behalf?

5) Going green – Electric Vehicle Charging Stations, the legal and practical issues (and why it
is a good idea if HOAs can get on board).

6) Who is grandfathered in the new lease limitation provisions after 1/1/2012.
